Tip 01: Service script
Many brokers think that calling a client will be like any other call. However, improvising can create insecurity when it comes to giving the answers your client needs, and the client can sense this.

Step 1: Say your first and last name. Your last name differentiates you from someone who has the same first name as you;

Step 3: Explain the reason why you are making that call.

Tip 02: Can you speak?
Many brokers make the mistake of asking the following question on the call: Can I speak?

The problem with asking this question is that you give your contact the chance to say they can't talk, and that's what happens in most calls where this question comes up. If your contact couldn't talk to you, they wouldn't have answered the phone.

To reverse the situation, when you finish introducing yourself, replace “may I speak?” with “good morning!”. This will encourage the person to interact with you, as well as generate more trust and sympathy.

Tip 03: Are you interested?
The “are you interested?” principle is the same as “can I talk to you?”. If you call a client to tell them about the characteristics of a property and immediately ask if they are interested, you run the risk of being told no.

Think about the fact that the client doesn't know your product, doesn't know who you are, and doesn't trust you yet. The best way to resolve this issue is to interact with your client and spark their interest. Give them reasons to stay on the phone with you until you can invite them to see the property.

Tip 04: Calling a cell phone
Remember that a cell phone is an extremely personal device, so avoid formalities. Be natural, show that you are not calling by chance and say the customer's name in the first line.

Tip 05: Selling the visit
You can do good marketing work over the phone, but you need to adopt strategies.

Don't give out all the property information over the phone; let the client feel compelled to visit it in person. Arouse the interest and curiosity of the interested party. This way, your chances of closing the deal increase significantly.
